Thank you, and good morning, everyone, and welcome to the Charter Hall Long WALE REIT Results Presentation for the Full Year ended 30 June 2019. Presenting with me today is Kerri Leech, Head of Long WALE REIT Finance.

The format for today's presentation is that I will start with key highlights for the year. You will then hear from Kerri, who will provide an overview of the financial performance of the REIT. I will then return to provide an operational update and portfolio overview for the period and provide an update regarding earnings guidance for FY '20.
