Good morning. My name is Jason Fooks. I'm Senior Vice President of Investor Relations and Marketing. It's a pleasure to be back here at the Barclays High Yield Leverage Finance Conference.

I thought what I would do today is walk through 2 things. First, I'd like to just provide an update on what we've been up to since we were -- last year, give an update over the past year. And the second thing, some of you may be aware, we announced a strategic shift in the fourth quarter and talked a little bit about where we're heading at iStar.

So first of all, what's been going on over the past year? We have continued to execute on the strategy of enhancing our credit profile, strengthening the balance sheet that we talked about last year that we've been talking about for quite some time. Over the past 2 years, we've been upgraded by the rating agencies 4 times, most recently by Moody's in December, and we're now BB- and Ba3 rated.
