Today, I'm delighted to be able to announce our proposed acquisition of Liberty Living; and also the placing to support that acquisition, not necessarily such new news as I was hoping to give on this announcement following the leak last week, but obviously something that we're really excited to be talking about. We've been really thinking about this for about the last year. We approached CPPIB, who own Liberty Living, about this transaction and working with them over the course of the last little while.
