Good afternoon, everybody. Apologies for the technical difficulties leading to the delay at the start of the meeting. My name is Corinne Pruzanski. I am CAPREIT's General Counsel and Corporate Secretary. I will act as a moderator for today's meeting.

Before the start of the meeting, we would like to outline the agenda and various procedures and guidelines. In terms of the agenda, our Chair, Michael Stein, will call the meeting to order and address various preliminary matters.
