All right. So thanks, everyone, for joining our meeting with CBRE here at the UBS Financials Conference. Just to remind everyone, I'm Alex Kramm, Senior Research Analyst at UBS, covering the U.S. Exchanges, Rating Agencies, Information Services and the Commercial Real Estate. I was going to say brokers, but I was reminded the other day that this is a Commercial Real Estate Services Industry now, as these companies have certainly expanded broadly, and CBRE is certainly one of them and the leader in this space. So increasingly to think about the services, not just the brokerage component. But we'll get to that in a minute.
