Thank you, and good evening, everyone. Thank you for attending this first quarter results call. I will go through the main outcome of this fourth quarter -- first quarter in terms of rental activity and also investment and asset rotation activity. And then I will let you ask all the questions that you have on this press release that has been just issued.
So a few comments on what we've done during these first 3 months, starting with a bit of context in terms of market environment. As we largely shared during our annual results, market is very supportive, I would say, both on the rental side. For instance, on the Paris region, vacancy rate continued to decrease and then supporting the evolution of market rents.
