Thanks very much, Vincent. Good morning, everyone, and welcome to the half year results presentation for National Storage REIT. I am here with my CFO, Stuart Owen, and we'll be conducting the briefing this morning. So without any further delay, I'll get straight into it, and I know that markets have opened down there, and we don't want to hold anybody up.
