So welcome, everybody, to the Thameside Theatre. I hope you'll agree it was a really fun journey down from London down here to Grays. I've been sort of telling our shareholders for quite a number of years how accessible our assets are. And I'm now going to add boat -- by boat as our mode of transport as well as walking, by bus and by car. Today, we welcome to the presentations section of our Capital Markets Day. In the first of our 2 sessions this afternoon, I am going to start by giving an update on the progress we've made in our key strategies that we outlined at our full year results in May. Lyn Carpenter, the Chief Executive of Thurrock Council has then very kindly agreed to run through Thurrock's plans for Grays Town Centre. Justin Thomas from NewRiver's development team will then give a little bit more detail on our alternative use calculation and talk you through our plans for our shopping center here in Grays.
