So with that, I'll turn it over to Jim and Angela to start off with any opening remarks about the company and with any latest business operating updates.

Well, thank you, Lizzy, and thank you for having us. It's been a great conference so far, and we appreciate everybody here coming to learn a little bit more about Brixmor. For those of you who don't know the company, we are an open-air retail landlord with about 360 shopping centers, primarily grocery-anchored arranged around the coast and throughout most of the country.
